This area has been a bit desperate for residents in recent but seems to be rapidly changing. $200mil in renovation and new development (is some random number I found on the internet). The positive - Mike's Music - vintage equipment, music background, cheap food, next to campus, coffee shops, Kroger groceries (to be rebuilt 2012), hills, pedestrian friendly, new mix-use development.
